We will suspend orders for real estate funds
On 31 December 2024, the Board of Directors of OP Fund Management Company Ltd decided to temporarily suspend fund unit redemptions and subscriptions for OP-Rental Yield special common fund.
The suspension is temporary, and we are closely monitoring the market situation.
We aim to reopen the funds for subscriptions and redemptions as soon as the real estate market stabilises.

The fund provides high-quality residential property investments with good rental yield
Despite the temporary suspension of subscriptions and redemptions for the fund, professional portfolio management for the fund will continue in a normal way.
Founded in 2013, OP-Rental Yield special common fund has grown into Finland's largest fund that invests its assets mainly in apartments. The fund portfolio includes approximately 5,400 directly owned apartments and 21 commercial properties.
The fund has acted as developer for most of its residential properties. The fund's property portfolio is of high quality, modern, energy efficient and excellently located. About half of the fund's property portfolio is located in the Helsinki Metropolitan Area and the other half in other university cities and growth centres.
The occupancy rate of apartments owned by the fund is approximately 98%, clearly exceeding the market average. Occupancy rate describes the percentage of apartments in specific properties currently rented and occupied, in relation to all apartments in the said properties. The payment capacity of tenants in the properties has also remained good.
Overall, the rental cash flows of the fund have remained stable and suffice well for covering the properties' management, maintenance and repair costs and the funds' interest expenses. In other words, the operational functionality of the fund properties is excellent.
The fund annually pays unitholders a dividend
The fund annually pays unitholders a dividend that equals 75% of the realised net profit. Annual dividend has been paid as follows: €1.23 (2014), €1.22 (2015), €1.53 (2016), €2.09 (2017), €2.56 (2018), €3.50 (2019), €3.03 (2020) €2.47 (2021), €3.89 (2022), €1,53 (2023), € 1,29 (2024)

Special common funds OP-Forest Owner:
You can make buy and sell orders anytime, but buy orders will be executed four times a year and sell orders twice a year.
Buying
When you place a buy order, it will be executed on the last day of the same quarter at that day’s value. Buy orders will be executed on 31 March, 30 June, 30 September and 31 December.
Example: if you place a buy order by 16.00 on 31 March, it will be executed on 31 March.

Selling
When you place a sell order, it will be executed on the last day of the next six-month period at that day’s value. Sell orders will be executed on 30 June and 31 December.
Example: if you place a sell order by 16.00 on 30 June, it will be executed on 31 December.
If the order execution date is not a weekday, the order will be executed on the previous weekday. After this, the fund is valued. Valuation generally takes 20 days, after which you can view your executed buy and sell transactions in your portfolio. Valuation may take longer if the fund’s assets need to be realised to pay for redemptions.

If the investment is held for less than four years, the redemption fee is 3%. For investments held less than two years, the redemption fee is 5%. Subscription and redemption fees are refunded to the Fund. The Fund's value is calculated four times a year, and those personal customers who are also our owner-customers earn OP bonuses on the Fund units.
Fund’s available apartments
OP-Rental Yield fund’s portfolio is managed by OP Property Management. The fund’s available apartments are shown on the Kodisto page. For the properties shown, real estate funds managed by OP Property Management or OP's insurance and pension institutions act as lessors.
OP-Rental Yield fund mainly invests its assets in apartments, commercial premises and residential construction contracting. The fund is a AIF fund based on the Alternative Investment Fund Managers Directive.
The fund’s investments are mainly made in rental apartments which account for some half of the fund’s portfolio. In addition, the fund invests a maximum of a fifth of its gross assets in residential construction contracting. These investments are made either directly to OP-Rental Yield’s own construction contracting or indirectly in shares in limited partnerships engaged in building and renting homes. The fund also invests in commercial premises, such as business and office premises.
Developments in prices and rental income in the Finnish property market contribute considerably to the fund’s return and value. Fund investments typically focus on real property in growth poles and other regions considered the most attractive by the portfolio management.
The fund management company may, for the account of the fund and for the purpose of the fund’s investment operations and asset management, borrow an amount that accounts for a maximum of half (½) of the fund’s total assets. For a special
reason, the fund management company may borrow an amount accounting for a maximum of one-third (⅓) of the fund’s net assets for a temporary purpose. The fund may pledge its assets in security for its loans.
OP-Rental Yield is a non-UCITS fund which mainly invests its assets in homes, commercial premises and residential construction contracting in Finland. The Fund promotes environmental and social characteristics and, to ensure it, uses environmental, social and governance (ESG) analysis and excludes certain investments. The Fund’s investments are mainly made directly in rental apartments which account for at least half of the Fund’s portfolio. In addition, the Fund invests a maximum of a fifth of its gross assets in residential construction contracting.
The Fund promotes environmental and social characteristics by supporting sustainable urbanisation in the form of infill development and by favouring energy efficient solutions. In selecting investments, we place emphasis on locations that enable access to services on foot or by bicycle or public transport. The Fund enables the construction of new, healthy homes and a high-quality alternative to home ownership.
This financial product promotes environmental or social characteristics, but sustainable investment is not its objective. To the extent that the Fund makes sustainable investments, those investments aligned with the EU Taxonomy which have set climate change mitigation as their environmental goals are considered sustainable investments. Climate change mitigation is promoted by investing in the options that meet the requirements of the EU Taxonomy. Insofar as the Fund makes sustainable investments with climate change mitigation as the environmental goal, it is assessed in line with the EU Taxonomy that the investment does not cause significant harm to other goals following the EU Taxonomy.
The sustainability indicators monitored include the average energy class of properties, the production of renewable energy in properties, the number of homes built and the number of certified properties.
